THE RIDGES OF SUMMERLIN

One of the newest, high end communities in Summerlin, the Ridges is located West of the 215 Beltway, in the hills above Bear's Best golf course. The guard gated community features production homes built by William Lyons in an all single story community called Topaz. The homes were built in 2003 and prices start just over one million for 3400 square feet, up to the $2 million range for homes with strip and golf course views.

Toll Brothers is currently building townhomes in the Ridges with prices starting in the half million range. Christopher homes has semi-custom homes with magnificent views and contemporary finishes starting in the $2 million price range.

Custom homes in the Ridges cater to those who want to create a home that equals the beauty of the surrounding mountains. Custom home sites are still available for those who want to build their own dream homes. Resale custom homes start close to $3 million for more than 6000 square feet of living space on a third to half acre lot and range up to $20 million for a home currently under construction with a 2009 completion date. The new $20 million home will offer its residents more than 25,000 square feet of living space on almost two acres. The lot itself is billed as one of the best lots in the Ridges. The four level hillside home will offer full strip views, golf views, city and valley views from all four levels. It will feature elevators, a gym, seven car garage and more.

The most expensive home to be "sold" in the Ridges was featured in the Street of Dreams 2008 tour. "The Falls" offers more than 13,000 square feet of living space on a 2.3 acre lot. With a list price of $16,995,000, the home sold for $11,500,000 cash on October 4, 2008 after only 195 days on the market.
